AnyDVD and chapterEditor in combination is your friend :-) if you don't want to copy the Blu-ray content to the HDD first.

I have seen many of such disc and there is a 100% solution.(for me)

Take toothpaste and a handkerchief.
After one minute massage clean the disc with water and I'm sure the disc will work again.

If you want to combine all this 3 editions in one mkv, only chapterEditor can handle such discs correctly. And there is also an option to omit...
