A decent dvd authering program.

I'm looking for a decent,simple dvd authering program which has the following features:

1. Real time preview of the project.
2. Will accept AC3 files.
3. Subtitle support.
4. Import chapters or assign chapters every certain time length automatically.

Before anybody jumps and says DVD Maestro - i have been using it for years - but i have lost real time preview - and don't feel like installing my system all over again due to some unkown incompatibility.
I have tried DVDLabPro - but it has no real time preview that i know of.
I have tried sonic dvd producer 5 - but can't find any way of importing chapters.

Any suggestions?

If you know of any way to import chapters into Vegas i would love to know how this is done.

Not into Vegas but you can assign your chapters in vegas and then export the Mpeg to DVD Architect. So you would need the Vegas+DVD option.
