I know you're trying hard, but as a newbie you have selected a very difficult methodology for SBC (DivX 3) encoding. Gordian Knot will take a lot of the effort out of trying to use Nandub manually, and there is a step-by-step guide (http://www.doom9.org/divx3-guides.htm). I know that English is difficult for you; if there is something in the guide that confuses you, please ask.
For manual SBC, Doom9 wrote an SBC FAQ (http://www.doom9.org/sbc_faq.htm) which includes, I think, this question.
I'm sorry I can't answer your questions directly, I'm not a DivX 3 user. My use of Nandub has been limited to muxing audio or splitting AVIs. There is a forum for DivX 3/4 encoding (http://forum.doom9.org/forumdisplay.php?s=&forumid=19) that may be of additional help.

If you're getting files 5 or 6 MB oversized, that's because nandub doesn't account for AVI overhead when calculating bitrate. Follow jggimis advice and use GKnot.
