Burnt DVD Appears Blank but still plays

Strange problem.

P4 machine 1 Gig memory, Win XP, NEC ND-3500AG DVD RW with 2.18 BIOS.
Using CMC MAG AE1 Ritek Titanium blanks.

I had a query earlier when I noticed my DVD Decrypter buffer wasn't filling while burning - cured by a disk defrak (thanks guys).

Now, I have used both Decrypter and TMPGEnc and DVD Shrink to burn disks. Windows Explorer, DVDInfor Pro AND Nero all say the disk is empty afterwards.

If I flash up PowerDVD, the DVD plays fine - also plays fine on my domestic DVD player. If I run up DVDinfo Pro while PowerDVD is playing, it does report what is on the DVD OK. Close down PowerDVD and it says its blank again.
